Marina and waterfront: breakwaters, berths, fuel and customs, yacht arrival. 2. Hospitality: hotels, resorts, boutique stays, beach clubs. 3. Living: residences, villas, apartments, long-stay and remote-work housing. 4. Sailing and sport: academies, training, regatta and race infrastructure, watersports. 5. Marine industry: boatyards, refit and repair, dry storage, technicians, provisioning. 6. Community and civic: retail, restaurants, wellness, culture, schools, medical, parks, transport and utilities, plus a mini airfield / helipad for helicopter transfers. 7. Green belt: native trees and palms, landscaped parkland, nature reserve and wildlife corridor, soft coastal edge, shaded trails around each 500 ha site. ## Stay and use Designed for stays from 3 days to 1 year: transit sailors, seasonal cruisers, training crews, families, remote workers, long-term residents, and yachts left in service or storage between seasons. ## Maritime network Yacht routes between the 15 destinations and outward to Dubai, Abu Dhabi, India, Maldives, Seychelles, Zanzibar, the Red Sea and the Mediterranean. Financing, taxes, phasing, land, operating assets and other costs are excluded and require full feasibility studies. ## Proposed institutional / SPV structure ONE COAST · ONE VISION · ONE MASTER DEVELOPER Proposed (not confirmed) structure: Sultanate of Oman participation together with project initiators and a British investment management company forming Oman Maritime Development Company as master developer, with destination-level SPVs beneath it and asset-level SPVs beneath those (hotels, marinas, residential, marine industry). Potential investor participation routes: master-developer level equity, destination SPV equity, single-asset SPV equity, or operator / concession partnerships. All subject to negotiation, regulatory approval and due diligence. ## Why Oman / Vision 2040 Strategic position outside the Strait of Hormuz chokepoint on open Indian Ocean water; ~3,165 km of coastline; deep maritime and dhow-building heritage; international airports; tourism and sustainability priorities aligned with Oman Vision 2040.
